Sec.01 — Our Specialty
ICF blocks stack on the footing like conventional forms, get rebar, and take the pour the same way. The difference comes the next morning: there's nothing to strip, nothing to power-wash, nothing to load back on a truck, and no rental clock running.
What's left in the ground is a finished wall — steel-reinforced concrete already wrapped in continuous insulation on both faces, with fastening strips embedded for whatever comes next. Same pour day. Three fewer trades behind it.

One pour
Strip a conventional form and you have one of these. The other five still have to be bought, scheduled and hung. ICF delivers all six the day the concrete goes in.

Head to head
Every one of these produces a structural concrete wall. The difference is what it costs you in labor, equipment and schedule to get there — and what still has to happen after the concrete cures.
Nothing to strip. The forms are the insulation and they stay put.
Strip, scrape, wash, stack and load out. Panels go back on a truck.
Strip and de-nail. Sheathing is good for a few reuses, then it's waste.
A finished wall — insulated both faces, fastening strips embedded, ready for damp-proofing.
Bare concrete with tie holes and panel seams to patch.
Bare concrete, with more seam and tie patching than steel forms.
Damp-proofing and backfill. Insulation, air barrier and furring are already done.
Rigid foam or a stud wall, batts, vapor barrier and strapping — separate trades, separate mobilizations.
Same as steel: the whole insulation and framing package still has to be bought and hung.
Blocks are light enough to carry by hand. No crane or telehandler to set forms.
Heavy panels. Gang forms usually need lifting equipment on site.
Lumber, snap ties and walers — the most carpentry labor of the three.
Foam holds the concrete's own hydration heat. Placement stays workable well below freezing with the top of the wall protected.
Steel pulls heat out of the pour. Blankets, hoarding or heat are the norm from November on.
Better than steel, well behind ICF. Still needs blankets in real cold.
Bought once, per job. No rental clock, no return freight, no cleaning or damage charges.
Cheapest per use if you own the forms and keep them turning. Rented, the clock runs both ways.
Low first cost, but consumable — you buy lumber again every few jobs.
Highest per square foot of wall. This is the honest trade-off.
Lowest per square foot on a wall that never needs insulating.
Low material cost, offset by the labor to build and strip.
Where conventional forming wins: unheated garages, crawlspaces, barns and frost walls — anywhere the wall never needs to be insulated. We form those too, and quote them honestly. ICF earns its cost on heated basements and living space, where the insulation, air barrier and furring would otherwise be bought and hung separately. Send plans and we'll price it both ways.

No mystery, no surprises. Here's the sequence we follow on an ICF build, from the first bucket of the excavator to backfill.
Dig to engineered depth, below the frost line and down to soil that can carry the load. Grade checked, base compacted, drainage stone placed — a foundation only performs as well as the ground under it.
Square, level layout to plan. Everything downstream depends on getting this right.
Blocks lock together course by course. Fast, light, and no heavy equipment needed.
Engineered steel placement, plus bucks set for every window and door.
Adjustable bracing every few feet, walls trued plumb and straight before anything is poured.
Every mechanical trade runs sleeves, then a full inspection. Last chance to catch anything.
Placed in controlled lifts and vibrated every time, so the core comes out solid and void-free.
Below-grade protection done properly, then backfilled and ready for the next phase.

Sec.03 — Conventional Forming
ICF is what we specialize in — but plenty of walls have no business being insulated, and we're not going to sell you insulation you'll never use. Frost walls, detached garages, barns, crawlspaces and unheated slabs get formed conventionally, quoted honestly, and poured by the same crew to the same standard.
Same layout discipline, same bracing standards, same vibrating on every lift. The only thing that changes is what comes off the wall the next morning.

Per square foot of forming material, yes — and we won't pretend otherwise. If you own your own steel forms and keep them turning, nothing beats your cost per use on a wall that never needs insulating.
The comparison changes on a heated basement. There, the poured-wall number is only the structural wall. Rigid foam or a stud wall, batts, vapor barrier and strapping all still have to be bought, scheduled and hung by somebody. Put those on the same line and the gap narrows a lot, and often closes.
Unheated garages, detached barns, crawlspaces, frost walls and anything else where the wall will never be insulated. You're paying for insulation you'll never use.
We form those conventionally and want that work — it's a real part of what we do, not a consolation prize. If ICF isn't right for your job, we'll say so, quote the conventional wall properly, and pour it to the same standard.
Setting is comparable to conventional forming — sometimes slower on your first few jobs, faster once a crew has rhythm, because blocks are hand-set and nobody's waiting on a machine.
The real gain is on the back end. There's no strip day, no wash-down, no load-out, and no waiting on a rental return. Damp-proof and backfill, and the foundation is done — including the insulation package that would otherwise come back as a separate trade weeks later.
This is where ICF pulls furthest ahead. Concrete generates its own heat as it hydrates, and steel forms pull that heat straight out — which is why conventional winter pours mean blankets, hoarding and heat.
ICF sandwiches the pour between two layers of foam, so that heat stays in the wall and actually helps it gain strength. Protect the top of the wall and placement stays workable well below freezing. In practice it means your foundation season doesn't shut down in November.
A fair question, and the honest answer is that it's a real risk handled by discipline rather than luck. It comes down to proper adjustable bracing set at the right spacing, controlled lift heights, sensible pour rate, and a pre-pour walk before the truck arrives.
We brace aggressively at corners and T-walls, and we place in lifts rather than filling a wall in one shot. Every mechanical trade gets their chance to run sleeves before we pour.
Below grade it takes damp-proofing or waterproofing like any foundation, and the foam doubles as a drainage plane and protection board.
Above grade, the exposed curb gets a parge coat. Inside, drywall screws directly into the fastening strips embedded in the foam — no furring, no stud wall. Wiring and plumbing route into channels cut in the foam with a hot knife.
Plans if you have them, even preliminary. If not, tell us the location, wall height, linear footage and whether the space will be heated — that last one usually decides the method.
The best time to reach us is before plans are final. Wall heights that avoid cutting blocks, openings that land on a course, and keeping corners to a minimum all move the number, and they cost nothing to change on paper.
